Equalbase and Sunway Group have officially opened 103°, a 55-hectare Free Commercial Zone (FCZ) in Sunway City Iskandar Puteri, Johor. Its first two warehouses, spanning 1.5 million square feet, are completed and fully leased by international operators, such as DSV, which have already commenced operations. The occupancy at launch reflects strong and sustained demand along the Johor–Singapore corridor and validates the “Singapore + 1” twinning model, allowing Singapore-based MNCs to achieve regional scale while maintaining a core presence in the Republic.

103° is the first sustainable FCZ established within the Johor–Singapore Special Economic Zone (JS-SEZ). It is also the first development in the region to receive fast-track approval from Malaysian authorities under the Johor Super Lane (JSL) framework. To enhance cross-border goods connectivity, the zone is designed to leverage the streamlined customs procedures for land intermodal transshipments, allowing operators to utilise a single transhipment permit with Singapore Customs to reduce costs and improve operational efficiency. The third warehouse of 750,000 square feet in Phase One is targeted for completion in early 2027. Another 1 million square feet will be completed in early 2028. The broader FCZ masterplan will ultimately deliver more than 6 million square feet of integrated industrial real estate across four phases.

Located at the intersection of Malaysia and Singapore, 103° FCZ sits within one of Southeast Asia’s most closely watched economic gateways. As Singapore pursues its “Trade 2030” ambitions and strengthens regional supply chain resilience, this cross-border location allows businesses to operate across both markets while maintaining proximity to major manufacturing, trade and logistics networks across Southeast Asia. Future phases of 103° FCZ are being accelerated to meet this growing demand, offering Singapore-based enterprises a strategic extension for high-growth operations within the JS-SEZ ecosystem.

This launch is a key milestone in the JS-SEZ journey, providing the physical infrastructure necessary to support the shared economic goals of both Malaysia and Singapore,” said Mr Nicholas Bischoff, Chief Executive Officer of Equalbase.

Phases Two through Four will further expand the development to meet growing demand in the corridor. The phased rollout allows new occupiers to establish an early presence within the JS-SEZ while the logistics hub scales progressively over time.
